Mapping the Route 1 Renaissance

photo-42The Route 1 renaissance is gaining momentum.

The Hyattsville Wire decided recently to look at all the major projects happening along Route 1 from Mount Rainier to College Park.

We found 13 projects ranging, from south to north:

In Mount Rainier, developers are building 210 apartments and 18,000 square feet of retail on two city-owned properties. In Hyattsville, a real-estate firm is redeveloping the historic TESST building while homes in the Arts District are almost sold out.

Farther up the road in Riverdale Park, a Whole Foods will anchor a new retail and housing development.

Things are particularly hot in College Park, where the former site of the Maryland Book Exchange (shown above) is being redeveloped to a project with 283 residential units and up to 14,000 square feet of retail.

Three student housing projects have already opened next to campus: The Varsity University View and The Enclave at 8700, while a nearby Ford dealership is being redeveloped into a Courtyard Marriott hotel and 23,615 square feet of retail anchored by a CVS Pharmacy.

Two long-delayed projects are planned north of Greenbelt Road: an apartment, town home and retail complex called the Metropolitan and an apartment and retail complex called Monument Village.

Then, just south of the Beltway is the Mazza GrandMarc, a housing complex that advertises to students, and a planned extended stay hotel by Marriott.
